Opting for our let only service provides:
  • A visit from a trained staff member to the property to conduct a no-obligation Market Appraisal.
  • The property is fully advertised including photographs on a number of websites to include Zoopla as well as our own website to name a few.
  • Arrange and conduct accompanied viewings.
  • Fully reference and vet any prospective tenants.
  • Draw up an Assured Shorthold Tenancy Agreement and relative documents.
  • Collect the first month’s rent and the deposit on your behalf.
All this for just £474 INCLUSIVE OF VAT

FULLY MANAGED SERVICE


For a hassle –free lettings experience our fully managed package includes:
  • A visit from a trained staff member to the property to conduct a no-obligation Market Appraisal.
  • The property is fully advertised including photographs on a number of websites to include Zoopla as well as our own website to name a few.
  • Arrange and conduct accompanied viewings.
  • Fully reference and vet any prospective tenants with the option of a rent guarantee.
  • Draw up an Assured Shorthold Tenancy Agreement and relative documents.
  • Conduct a full photographic inventory with move-in meter readings.
  • Notify the utility companies and local council of the new tenancy.
  • Collect the deposit and pay to The Deposit Protection Scheme.
  • Collect the rent each month and provide statements of accounts.
  • Chase rent arrears and by a personal visit if necessary.
  • Conduct inspections every three months.
  • Instruct Gas Safety checks on your behalf.
  • Instruct Energy Performance Certificates on your behalf.
  • Instruct any maintenance or repairs on your behalf with your express permission.
  • Re-advertise the property once the tenant has provided one months notice to find a tenant as soon as possible.
  • Perform a check out inspection of the property.
  • Take move-out meter readings.
  • Notify the utility companies and local council of the ending of the tenancy.

MANAGED PROPERTY FEES

  • Letting & Re-Letting Fee - £354 INCLUSIVE OF VAT
  • Commission - 12% INCLUDING VAT per month
  • Check-In Fee - £65 INCLUSIVE OF VAT - This covers for the moving in of the tenant, taking meter readings and notifying the relevant utility companies and council.
  • Serving of Notice - £40 INCLUSIVE OF VAT
  • Subsequent Period Resign of Tenancy - £40 INCLUSIVE OF VAT
  • Bank Account Amendment - £24 INCLUSIVE OF VAT
  • Gas Safety Inspection - £95 INCLUSIVE OF VAT
  • Energy Performance Certificate - £95 INCLUSIVE OF VAT
  • Electrical Certificates - From £150 INCLUSIVE OF VAT (Price dependant on property size, type, etc)

Cancellation Charges

  • After marketing has commenced, but prior to a tenancy - £30 INCLUSIVE OF VAT
  • If the agreement is cancelled during the period of a tenancy then the charge will be equal to the greater of either:
            a. the management fees due to the end of the tenancy agreement or
            b. a release fee of £474.00 INCLUSIVE OF VAT
